Capella Hotels and Resorts will make its UAE debut in 2030 with a 115-key resort on Dubai Peninsula, a new stretch of reclaimed coastline in Jumeirah 2 that is quietly assembling the most exclusive hotel line-up in the city. Travel Daily Media reported the 2030 opening, and the group has walked The National through what to expect.
Capella Dubai will rise nine floors and open straight onto a private beach. Inside, there’ll be a rooftop restaurant, bar and pool, the Capella Lobby Lounge and the brand’s signature Living Room.
The Living Room is home base for the Capella Culturist, a staff member whose entire job is plugging guests into local food, art and heritage. Every Capella has one, and in a city as easy to experience entirely from a sun lounger as Dubai, it might be the hardest-working person on the property.

The design brief is a contemporary beachfront palace that takes its cues from Dubai’s maritime history rather than its skyline. Guests will arrive through a 25-metre-high courtyard where marble-clad columns appear to float in a reflecting pond, which is about as Dubai an entrance as you can build without adding a fountain show.
Interiors are by Denniston, the firm behind Aman New York, Cheval Blanc Seychelles and One&Only One Za’abeel. Expect sandstone, coral stone and dried palm fronds, a nod to traditional coastal homes, softened with washed neutrals and the odd hit of sea blue.

The spa gets a hammam, a plunge pool, separate men’s and women’s relaxation lounges and a fitness centre, with courtyards, gardens and terraces threaded through the rest of the resort.
What makes the project genuinely interesting is who is moving in next door. Developer H&H, chaired by Shahab Lutfi, first announced Dubai Peninsula in December 2025, and it has also signed Aman’s first UAE hotel, an all-suite, Kerry Hill-designed property with a 350-metre private beach, a 2,300-square-metre spa and the members-only Aman Club.
Rosewood is making its Dubai debut on the same strip, with 195 rooms and suites, eight private villa gardens and a beach club, also due in 2030. The wider masterplan adds a marina lined with restaurants and boutiques, residential towers and more than two million square feet of botanical gardens, stretching out from the Four Seasons Resort Jumeirah.
For Capella, Dubai will be its second property in the Middle East after Capella Diriyah in Riyadh, which is slated for 2027. The Singapore-based group currently runs 10 hotels across Asia Pacific and Australia, Capella Sydney among them, and Fortune reported in May that it plans to double its portfolio by 2030.
Its most famous guest list remains the 2018 summit between Donald Trump and Kim Jong-un at Capella Singapore, which tells you most of what you need to know about the brand’s approach to privacy.
Capella president Roland Fasel told The National the group is deliberately selective about where it goes, and a Capella, an Aman and a Rosewood on one peninsula is a fairly strong vote of confidence in Dubai’s top end. Earlier this year we declared Dubai cancelled as a layover and pointed travellers towards Hong Kong’s luxury scene instead, but by 2030 this line-up could make that a much harder argument to win.
